Our appointment involved designing the transformation of the redundant 1980’s office building Black Lion House on Whitechapel Road into a 280 key hotel.
This was a unique building alteration from the existing six-storey office to a nine-level hotel, accommodating; guest rooms, a restaurant, fitness suite, meeting facilities and roof level bar into the constrained central London site.
The existing building presented a number of challenges, however, the retail units at ground floor remained in occupation throughout the construction process.
To avoid major disruption to their operation, a vacuum drainage system was developed to rationalise guestroom waste stacks into the building’s main cores.
Another key feature was the use of a hybrid VRF system to provide energy efficient heating and cooling to the guestrooms whilst removing the requirement of costly refrigerant leak detection systems within the hotel floor plans.
Due to operator requirements a full fire suppression system was incorporated into the scheme by using a mist suppression system ‘buried’ beneath the courtyard.
The team managed to maximise the internal area available to hotel accommodation and reduce the volume of excavation works required.
The environmental strategy involved upgrades to the existing façade and new HVAC systems to maximise energy performance, targeting BREEAM excellent.
