Greenwich Square

Greenwich Square is a new build, residential led mixed use development, designed to be a vibrant community hub. It provides 645 apartments and town houses (including 314 affordable houses).

Leisure and community facilities include, two swimming pools and gym as well as a library, NHS health centre and council services centre, commercial and retail units. The project was being delivered over six phases and involved extensive infrastructure coordination.

We successfully negotiated a revised energy strategy with the GLA in order to progress the scheme. The project has taken a ‘fabric first’ approach, using materials that enhance sustainability through higher thermal performance. Strategies employed include; green roofs, rainwater harvesting and well insulated facades. All strategies help to reduce CO2 emissions and costs for residents. Every home is designed to Code for Sustainable Homes Level 4.

The heating system throughout is derived from a central energy centre, which is a gas fired Combined Head and Power (CHP) plant. We led the design of the energy centre and were able to refine the building loads, which ultimately reduced not only the energy centre cost but significantly reduced the basement dig. This process was managed by us and we technically reviewed contractor proposals in terms of carbon reduction, thermal stores, maintenance, response times and metering.
