Civic Trust Award recognition for 100 Liverpool Street project

The 100 Liverpool scheme has been recognised with a Civic Trust Award for 2022 for its contribution to the built environment.

The awards elevate projects that excel through design, sustainability, inclusiveness and accessibility and reward those that 'offer a positive cultural, social, economic or environmental benefit to their local communities'.

The British Land scheme become a net zero carbon building last year, adding to its credentials as one of the most sustainable office projects in the UK. That followed the award of a ‘BREEAM outstanding’ certification - a sustainability rating placing the project in the top 1 per cent of the UK’s office buildings.

We provided MEP, environmental and fire engineering solutions for the scheme, the first net zero building in British Land’s portfolio.

On appointment, we began by carrying-out extensive site analysis, daylight modelling and fire simulations. Early intervention from our in-house Technical Advisory Group shaped the project, while inventive engineering solutions across, MEP, environmental and fire services, combined to offer significant savings in programme and cost.

Early technical advice

• Our in-house Technical Advisory Group (TAG), were involved from the project outset, offering design and project guidance and helping to negotiate the upgrade of existing UKPN HV supply from 4MVA to 6.5MVA, which was crucial for the viability of the development.
  
  
• TAG, which has influenced positive outcomes on many of our projects, also provided specialist knowledge in high-voltage design by working closely with the project team to develop the strategy for the development.
  
  

MEP solutions

• A major point for the project was getting the ‘top-down’ MEP strategy agreed, with all the plant placed on the roof. By solving the logistical problems of craning and maintaining equipment on the roof, we allowed the
  retail space at ground level to be maximised – increasing further the viability of the scheme.
• Because of the complexity of working on the site with so many stakeholders – including Network Rail, Crossrail and TfL – our MEP team also helped devise a strategy for networking distribution between the office levels and basement.
  
  

Smart Enabled

• The smart enabled building, with all the infrastructure, building management system in place, has allowed tenants to take advantage of new technology now and in the future. 
  
  

Fire engineering

• Our advanced fire engineering strategy identified three areas for improvement for the scheme and the resulting changes, which were all accepted by the client and relevant authorities, resulted in sizable savings in cost and schedule.

Environmental solutions

• The scheme achieved BREEAM Outstanding, with the necessary reduction in CO2 emissions met by the efficient thermal envelope design and building services equipment efficiencies.
  
  
• The roof houses an array of PV, reducing the carbon footprint further, while a ‘grey’ and rain-water system was used with extra filtration on the air conditioning system.
